City & partners break ground on 113 affordable housing units in South Sacramento

Sacramento (Sep. 10, 2024) -Sacramento will soon be home to the San Juan Apartments (5700 Stockton Blvd.), a new development providing 113 new affordable housing units for working families.

Mutual Housing along with City, County and State officials last Friday held a groundbreaking for the new project located at the former historical San Juan Motel site on Stockton Boulevard in south Sacramento. Construction is expected to be completed in early 2026.

“We are building, growing, and creating more jobs and opportunities while ensuring that everyone—from those experiencing homelessness to working individuals—has a safe and dignified place to live, just like anyone in any other neighborhood in our city,” said Mayor Darrell Steinberg. “This is what’s happening on Stockton Boulevard. This project is a vital part of a larger effort that will make us proud for decades to come.”

“The San Juan Apartments was the impetus for the Stockton Boulevard rehabilitation project,” said Councilmember Eric Guerra, who represents the district. “I started this project in 2015 to improve the corridor’s accessibility and livability; it has grown into what is now the Stockton Boulevard Plan. With this collaboration between myself, the City, and the County, this groundbreaking has brought new motivation to move forward with more affordable housing projects throughout the city. While this property sat vacant, it was used as an illegal dumping ground, an unhoused encampment, and a blight on the neighborhood, and now it will be transformed into affordable housing.”

The south Sacramento development is supported by a $2.5 million grant that was awarded to the City from the state’s Prohousing Incentive Pilot program and a $22.67 million loan from the City and County of Sacramento. This project will transform the former motel site into a multi-family community with 113 affordable apartments.

Apartments will include one-, two-, and three-bedroom units targeting low-income renters earning between 30 percent and 60 percent of the area median income. The complex will feature various amenities, including EV car chargers, bicycle racks, a children’s playground, a swimming pool, landscaped courtyards, a picnic and barbeque area, and a community room with a kitchen.

Mutual Housing anticipates beginning leasing in early 2026. A second phase of the project, consisting of 70 additional units, is expected to begin construction in 2026, contingent upon Mutual Housing securing the necessary funding.
